I view all transactions as processes that merit careful and meticulous gathering of information on market conditions, financing, the neighborhood, and evaluating your home's condition and systems, including a thorough evaluation of your home's value. I usually take sellers to see all competing homes for sale so we can see them together. This is an extra "hands-on" evaluation that cannot be gleaned from a computer generated market analysis, though I do in fact use such data and computer analysis as part of the entire valuation. I combine that data with an "on-the-ground review" in determining how much a home is worth and what work needs to be done to have it show and sell at the highest possible value.
I help determine cost for cosmetic updates and/or repairs needed prior to selling as well as other closing costs for the sale, and your cost to purchase again if that is your plan. I keep sellers posted with weekly updates, including reports of new listings, pending sales and solds in your neighborhood. I stay in touch with weekly phone calls and marketing activities to keep your home visible and known on the market place and on the web.
